Pahlisch Homes Establishes Partnership with Builder Capital

Whelan Advisory served as the exclusive financial advisor to Pahlisch Homes, one of Oregon’s largest privately-held homebuilders, in establishing a strategic partnership with Builder Capital.

This marks Whelan Advisory’s 3rd closing in 2025, adding to the 42 successful transactions closed since 2018, totaling $14.2 billion across M&A, debt, and equity.

We are pleased to announce the successful closing of a land banking transaction in the Pacific Northwest with Pahlisch Homes.  While there may be a plethora of uncertainties in today’s market, active capital investment in U.S. housing companies remains persistent.

  • The number of land bankers has increased, offering more compelling and competitive financial terms to homebuilders

    • Land banking capital is particularly attractive to builders seeking to acquire larger or additional land parcels, as it expands the capital available for investing

    • During market volatility, land banking provides optionality, with only the 10-19% deposit at risk

The M&A environment continues to favor sellers
While some buyer groups may move to the sidelines, success favors the bold. We continue to see strong acquisition interest from U.S. private and public homebuilders in addition to Japanese housing companies.

Land and labor remain in short supply. Buyers are seeking to expand into new markets, or strengthen their foothold in existing ones, with a keen focus on the pipeline of available lots and closings for 2025 and beyond. Experienced operating teams are also attractive.

Our team has successfully closed three transactions since the beginning of the year, with several more planned over the coming months.
